·         Title Examinations – A title company researches all the public records in the County in which the property being sold/purchased is located. This is necessary to make sure that the property can be sold with no liens or encumbrances that could negatively impact the buyer’s ownership interest in the property, and allows the title company to insure the “marketability” of the title;
 
·         Escrow Services – To insure the integrity of the sale/purchase, a neutral “referee” to the transaction is necessary to make sure all the money and documents, including the property deed, are collected and/or distributed to the rightful parties and that the deed or mortgage get properly recorded in the appropriate land records;
